Andover is Wichita's eastern suburb and the most populous city in Butler County. It is also one of the faster-growing places in Kansas by recent Census estimates, which shows up in how quickly well-priced houses move here.

The schools

Andover Public Schools, USD 385, is the draw, and for many buyers it is the whole reason they are looking here. The district runs two high schools — Andover High School and Andover Central High School — so which one an address feeds into is a real question worth asking early.

The district draws students from both Butler and Sedgwick counties, and Kansas open enrolment rules changed in 2024, so if schools are driving your move it is worth a conversation rather than an assumption.

Butler County, not Sedgwick

Andover sits in Butler County while most of the Wichita metro sits in Sedgwick. That changes your county taxes and where you file things, and it occasionally surprises people at closing. It is not a problem, but it is worth knowing before you are signing.

Who Andover tends to suit

Families buying for the district, and move-up buyers who want newer construction without going as far out as the far west side. Inventory in the newer additions moves differently from the established streets closer to the centre — they are effectively two markets, and pricing one like the other is the most common mistake we see here.
